Pre-Purchase Counseling for First Time Homebuyers

Based on the responses to our pre-screening survey, you MAY be eligible for either of our two closing cost assistance programs, OR you expressed interest in proceeding with counseling services even if you are not eligible based on income at this time.

To evaluate your financial situation, certain documents need to be submitted to Media Fellowship House for review and evaluation. Please note that your application CANNOT be processed until ALL required documents have been submitted to Media Fellowship House.

What is the timeline for this program?

Once we receive a COMPLETE application with all requested documents, please allow for up to 2 weeks to process your application. At that time our intake lead will let you know of your eligibility for closing cost assistance programs and get you started with our first time homebuyer education course followed by individual counseling.

You are required to attend at least one individual counseling appointment and follow up counseling will be scheduled to support you with your individual goals and action items determined at each appointment.

A final certificate of completion will be issued once ALL action items have been met which may include, but is not limited to, increasing your credit score, meeting a savings goal, and repairing credit.

What documents will I be required to submit with my application?

Before submitting your application, please be prepared to submit COPIES (not originals) of the following documents.

  • Current reapproval from a lender (if applicable to your situation)
  • Six (6) months current banks statements for al accounts. Must be complete statements. Summaries cannot be accepted.
  • Two (2) most recent Federal Tax returns 1040s AND
  • Two (2) years of most recent w2s for all household members, over 18 years of age, who will be residing in the new property.
  • Eight (8) most recent, consecutive pay stubs for all household members, over 18 years of age, who will be residing in the new property.
  • Any other sources of income (Social Security, Child Support, Pensions, etc.) for all household members, over 18 years of age, who will be residing in the new property.
  • Copy of Driver’s License or picture ID for all household members.
  • Copy of Social Security Card for all household members.

Please note that for each follow up counseling appointment, you will be required to provide current income and bank statement information dated within 30 days of your scheduled appointment. This assists the housing counselor to develop a current budget with you as you work towards your home purchase goal!

Is there a fee for counseling services at Media Fellowship House?

At this time, there is no fee for counseling services at Media Fellowship House.

Will there by a credit pull to take part in this program?

A tri-merge credit report will be pulled at your first counseling appointment and may be pulled at future follow up appointments in order to assess your current credit score and support the Housing Counselor to make recommendations on how to increase your score or repair credit. This is a soft credit inquiry (or soft credit check), and it doesn’t affect your score.

How do I submit my application once completed?

You may mail in or hand deliver the COMPLETED application to: Media Fellowship House, 302 S. Jackson St, Media, PA 19063. A secure lockbox is located outside of our office door if an application is delivered after office hours.

Who can I contact if I have questions while completing this application?

Where can I access copies of my IRS tax documents, including 1099 and W2 information?

If you do not have copies of your last 2 years of tax filing documents, you will need to provide a Wage and Income Transcript. Please visit the IRS.gov website to order these online or by mail.

What if I have not filed taxes within the last 2 years?

You will need to provide a copy of a Non-Filing Letter which you can order online or by mail on the IRS.gov website.

What technical assistance can Media Fellowship House offer to complete or access online forms?

What types of appointments are available?

In-person, phone or video conference appointments are available. Please let our intake lead know your preference when scheduling your first appointment.

Please note that the Media Fellowship House offices are located at the basement level, down one flight of stairs.
